I'm assuming it's a newer digital BX3. I seen a local guy chop one into a single manual which for the life of me I don't understand. I'd sell it and go for a single manual CX before I'd chop it, you'll make out better financially. However, being a CX3 user, I'd go for the mojo. Money's tight here though too which is why I'm still using the CX3. But that upper octave harshness in the korg is tough to live with, especially with no real leslie or vent, which I assume isn't an option with your inconvenience factor. If going down and unlocking a door is going to ruin the sponteneity of playing, so is hauling everything you're gonna need to make it livable and hooking it up. I'd look into maybe Nord electro or Hammond SK? It's all there and light.
